Direct booking for holiday rentals. Less commission, more guests of your own.

Airbnb and Booking.com bring reach – but also fees, other people’s rules and dependency. With your own website and a booking system, you build a second route. Here’s how.

Why direct bookings pay off

Booking platforms are a good start. But every booking through them costs a commission, and the rules – for cancellations, reviews or how your property is presented – are set by the platform. A direct booking through your own website changes that:

  • No commission to a platform. There are costs for booking software and payment processing, but they stay predictable.
  • The contact belongs to you. Anyone who books directly is your guest – not a platform’s guest. You can contact returning guests directly.
  • Your rules. You set prices, minimum stays and cancellation terms yourself.
  • Less dependency. If a platform changes its fees or its ranking, it affects you less.

Keep the platforms, combine them wisely

Direct booking doesn’t mean cancelling Airbnb and Booking.com. The platforms bring guests who don’t know your property yet. Your own website catches everyone who searches for you specifically, comes back, or found your home through recommendations, social media or a flyer.

What a property website needs

  • Images that make people want a holiday – while still showing the property honestly. A 360° tour lets guests walk through the rooms before they arrive.
  • All the information at a glance: location, bedrooms, amenities, getting there, house rules and prices.
  • Availability and booking without detours – especially on smartphones, where most guests browse.
  • Your guests’ languages. If they come from abroad, the website should speak to them in their language.
  • Trust: clear terms, complete legal information and a direct line to you, for example via WhatsApp or email.

How guests find your website

  • Via social media: an Instagram presence with images and short videos of the house and its surroundings – season by season.
  • Via print: flyers or cards with a QR code lead straight to your website.
  • Via recommendations: happy guests spread the word. Your own name and your own web address make it easier to find you again. Observe the rules of the platform a guest booked through.

Automate what repeats

With more direct bookings, the organisation grows. Much of it can be automated: check-in information for guests, notifying the cleaning team, reminders before arrival. That saves time and makes sure nothing is forgotten.
